Deductible on the syndicate’s building policy
Since 2021 a unit owner can be held responsible for the syndicate’s deductible when a loss starts in their unit. These deductibles commonly run from $25,000 to $100,000 on a Quebec building, and your unit policy needs a matching limit for that exact exposure.
If they don't know: We will set the standard limit offered by the insurer. If the syndicate’s actual deductible is higher, the difference is payable by you personally, so this is worth confirming with your board before the policy goes in force.

Has the syndicate set up its self-insurance fund?
Quebec law requires a self-insurance fund in addition to the contingency fund. Where it is missing or underfunded, unit owners absorb more of a loss personally.

Value of improvements made to the unit
The syndicate insures the building in its original state as described in the declaration of co-ownership. A renovated kitchen, new floors or a finished basement are yours to insure, not the syndicate’s.

Insurers pull your claims history from the industry database regardless of what you declare. Declaring it yourself is what keeps the quote accurate and protects you: an omission is a misrepresentation, and under article 2408 of the Civil Code of Quebec it can void the policy at claim time.
